1. The first thing you should do is contact a lending institution that will fit your needs. I do not recommend you use an internet lender because many of them with national recognition are predators. It is always best to use local lenders. At the end of the day it really doesn't matter if you use a bank, mortgage company, or credit union. The Eagle Team gets no benefit from any lender but who you select could be an advantage or a disaster. Selecting a lender is as important as selecting the right Realtor. The Eagle Team has teamed up with Cumberland Bank and Trust. What is important from any lender is that they give you a good rate with no more than a 1% origination fee and low admin fees. Here are the differences between the different types of lenders.
a. Banks are in the business of banking and their mortgage section is only part of what they do. They are currently the fastest in closing the property with all the changes in the mortgage business. The good news about banks is that they are heavily regulated and you run less of a risk with hidden expenses or predatory type lending.
b. Mortgage companies are in the business of doing just mortgages but are currently not closing fast. The down side is that they are not regulated and can take you to the cleaners without you knowing it sometimes. This is why it is so important to select a local lender/mortgage company. Finding one you can trust is important and the good news is we have already done this for you.
c. Credit Unions area a cross between the two and frankly we have had very little experience with them. What experience we do have has been ok but they tend to want everything to include the closing done in house which puts more money in their pocket. We personally prefer mortgage lenders over banks and credit unions. At the end of the day the choice is completely you choice and will work with whomever you choose to loan you the money.
2. The second step is to select a Realtor you trust. If you have any doubts at all you should shop for a Realtor just like you do for a mortgage lender. The important thing about a Realtor is to hire one as your Buyers Representative. If the Realtor isn't your Buyers Representative or a neutral party like a Facilitator then they represent the Seller. You do not want anyone who represents the Seller to represent you. If you call the listing agent for the property and they offer to represent you, this is called duel agency and while it is legal the Eagle Team will not do this because the team leader Bill Shepler considers it unethical. Also our company does not allow dual agency because of the ethics involved. By the way, you pay nothing to a Buyers Representative or a Facilitator because we get paid by taking half of the commission the Sellers agent contracts for with the owner. Any member of the Eagle Team would consider it a privilege to represent you as a Buyer’s Agent or Facilitator.
3. The third step is to look for a lot of properties in the area you desire with the criteria you have set. This gives you a feel for the entire market, prices, and restrictions. The Eagle Team will send you a steady flow of listings and you can search yourself on our website. It is strongly recommended you conduct your own search on our website and not rely on the Realtor for all the searches. Members of the Eagle Team and the information on our website will really help you with organizing your search, making notes, and looking at demographic and safety information. It is during this step that we will communicate with you on a daily basis until you are ready to start viewing homes.
4. The fourth step is to select your top 5-10 homes with the search process then look at what you like. The best part about this step is you do not have to be in Clarksville to view the homes. 5. The next step is to make the offer and negotiate the purchase. The important thing to remember here is be prepared to walk away if you don't get the home on your terms. This process can take from 24-72 hours and then approximately 4 weeks to sign for the house.
6. After you get a contract you will have 5 days to do all financing paperwork. Everything from start to finish can be done via the internet without you ever physically setting foot in Tennessee or Kentucky. We will then fulfill the remainder of the contract requirements like a home inspection, appraisal, and final walk through. There is very little for you to do during this phase. It is during this step that Realtors earn their money.
7. Last step is to close the home and get your keys. Congratulations.
